Renting Costs:
Accepting a property
Your prospective new Landlord will be keen to make sure that you are a suitable tenant and that you can pay your rent. Upon accepting a Holding Deposit (one weeks rent equivalent) for the property, full references must be run, including credit history and ‘Right to Rent’ checks. Right to rent checks are carried out on everyone, hence we will need your personal ID (Driving Licence/Passport. References are taken from previous Landlords; credit checks will provide a full credit history of paying bills. Should you decide not to go ahead with a property, or you fail any of the necessary checks the reference fee is non-refundable. Note that some referencing checks can take up to seven days to complete.
We use Homelet, a referencing agency to collect and confirm references from you. If the information highlights any potential of risk to the landlord or insufficient earnings to support the rent you may be asked to provide a guarantor, who will be liable for the terms of your tenancy. Should you need a Guarantor
A guarantor should be a homeowner, earning three times the monthly rent. Guarantor references fees will be required. See Tenancy Charges for more information.
PLEASE NOTE
Subject to references being acceptable, only then will a suitable date be chosen for your occupation of the property. All intended occupants of the property over the age of 18 will need to complete a form to be referenced, regardless of their employment status. Applications will need to be supported by the appropriate reference fees, photo ID (i.e. Passport or Driving License) and proof of current address (i.e. utility bill).
Viewings:
Any viewings can be arranged at times to suit you.
You will be accompanied by an experienced adviser who will answer any questions you may have.
References:
We will require satisfactory references from your employer, previous or current landlord and may require sight of bank statements and payslips. As part of the Immigration Act 2014, all tenancies from 1st February 2016 require by law ‘Right to Rent’ checks to be undertaken to establish prospective tenants’ immigration status.
Referencing:
Once you have decided on a property you will be emailed a link to complete a Tenant Application Reference; the required fee for referencing is payable at this stage. On receipt we will profile your application with the landlord. If the landlord declines to grant you a tenancy for any reason the referencing fees will be refunded. However, if you decide not to proceed, or you fail to provide complete and accurate information on your application form which results in your application being declined the fees will be forfeited and used to cover the cost of referencing.
Rents
Rents are normally quoted per calendar month, and payable monthly in advance. The tenant is responsible for Council Tax, Water Rates, Gas, Electricity and telephone costs. All rents are payable by bank standing order and there may be a charge for late payment.
Deposit
A deposit of a minimum of one month’s rental will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations and lodged with our scheme provider.
Property Insurance

Pets
Pets are accepted in some properties at the discretion of the owner; tenants should remember that accommodation allowing pets is therefore in high demand and will be let more quickly, so you should be prepared to move fast to secure a home to live.
Pet Insurance
If pets are agreed, then we strongly suggest that you investigate some form of additional insurance. A lot of insurance policies now not only cover your pets vet bills but also include public liability insurance, just in case your animal causes damage to somebody else’s property. We advise all tenants to investigate Pet Insurance if they wish to rent. If you decide to have a pet post moving in, full consent from the landlord must be given prior to obtaining any animal.
Smoking
All our properties are non-smoking. (Unless agreed otherwise with the Landlords)
